dc.description.abstractEl Estudio de Prefactibilidad desarrollado para mirar la viabilidad de seguir a la siguiente fase (Estudio de Factibilidad), dentro del proceso de hacer posible la construcción y puesta en a de las siguientes partes: Una descripción de lo que será el proyecto en general, con un enfoque de direccionamiento estratégico para la organización que desarrollara y operara el proyecto. Después se entrara al Estudio del Entorno para ubicar al proyecto dentro de un espacio físico-político-administrativo. De allí se pasara al Estudio Legal, que dirá si el proyecto se puede realizar desde el punto de vista de las leyes y como estas benefician o perjudican al proyecto. Se entrara después al Estudio de Mercado, el cual será una breve referencia de proveedores, competencia y una propuesta para el diseño de una encuesta que determine la idoneidad del sitio y el concepto que se quiere desarrollar con el proyecto que ofrezca información primaria para el análisis y posterior Estudio de Mercado en la etapa de Factibilidad. Se pasara después al Estudio Técnico el cual se hace con el enfoque PMI. Finalmente se concluye este Estudio de Prefactibilidad con el Estudio Financiero, dentro del cual se mirara los modelos con y sin financiación de terceros, he incluirá unas variables de entrada con riesgo para desarrollar una simulación de Montecarlo y así obtener unas variables de salida del modelo que permitan tomar decisiones más certeras y agudas respecto a la viabilidad financiera del proyecto y sus distintas razones financieras. 1
dc.description.abstractenglishDeveloped pre-feasibility study to look at the feasibility of continuing to the next phase (Feasibility Study), in the process of making possible the construction and operation of the Hotel Spa theme "COMBUSTURA" in the municipality of Zapatoca consists of the following parts: A description of what will be the overall project, with a focus on strategic direction for the organization to develop and operate the project. It happened after the technical study which is done with the PMI approach. Finally, pre-feasibility study concludes that the financial study within which to look for models with and without third party funding, I will include some input variables with risk of developing a Monte Carlo simulation and get some output variables of the model allow more accurate decisions regarding acute and financial viability of the project and its various financial reasons. 3
