dc.description.abstract	El presente trabajo de aplicación plantea la necesidad de la creación de un manual de gestión de proyectos para la empresa Comfenalco Santander y de esta manera mejorar los resultados de la actual gestión de proyectos de construcción. La gerencia de proyectos es un tema de gran importancia para Comfenalco Santander ya que la empresa siempre busca promover proyectos de construcción de vivienda para mejorar la calidad de vida de las personas. En el desarrollo del documento se encontrara una matriz DOFA de la actual gestión de proyectos de Comfenalco Santander en su subdirección de construcción y vivienda, seguido por un proceso de Benchmarking con Cajasan y Marval. El manual de gestión de proyectos se dividió en los procesos que deben desarrollarse en cada etapa del proyecto (Inicio, Planificación, Ejecución, Monitoreo y Control, Cierre) e incluye las 10 áreas del conocimiento planteadas por el Project Management Institute en su PMBOK (Integración, Alcance, Tiempo, Costos, Calidad, Recurso Humano, Comunicaciones, Riesgos, Adquisiciones e Interesados) y 4 áreas del conocimiento adicionales de la extensión para la construcción (Seguridad, Ambiental, Financiera y Reclamaciones). La implementación de este manual se realizó con el proyecto Fondo Adaptación el cual busca proveer más de 4.000 viviendas a personas damnificadas por el invierno en Colombia.
dc.description.abstractenglish	The following application work presents the necessity of the creation of a project management handbook for the company Comfenalco Santander and in this way improve the results of the actual project management. always looking forward to promote housing construction projects that help to improve the life quality of the people. In the development of this document you will find a SWOT analysis of the actual project management in Comfenalco Santander in the Housing and Construction Sub-Direction followed by a Benchmarking process with Cajasan and Marval. The Project management handbook is divided in the process that must develop in every phase of the project (Initiation, Planning, Execution, Control, Closure) and includes the ten Knowledge Areas suggested by the Project Management Institute in their book of knowledge (Integration, Scope, Time, Cost, Quality, Communications, Human Resources, Risk, Procurement, Stakeholders) and extra 4 Knowledge Areas of the Construction Extension to the book of knowledge (Safety, Environmental, Financial, Claim) The application of this handbook was realized with the actual project Fondo Adaptacion. This project seeks to provide more than 4.000 Houses to the people that were victims of the winter in Colombia.
