dc.description.abstract	Este trabajo de investigación presenta un análisis del sector inmobiliario en Bucaramanga para los estratos 4 y 5 teniendo en cuenta los antecedentes, el estado en que se encuentra actualmente este sector y la evolución que ha tenido el tipo de vivienda a través del tiempo. El estudio se realizó utilizando la información que se encuentra disponible en la base de datos del Departamento Administrativo Nacional de Estadística (DANE), la Cámara Colombiana de la Construcción (CAMACOL), y otras fuentes; además de los resultados obtenidos de una encuesta aplicada a una muestra de constructoras de la ciudad por parte de los autores, con la finalidad de determinar los factores que ejercen mayor incidencia en el ámbito de la construcción y en el precio final de las unidades de vivienda, y de esta manera establecer un comportamiento del precio en el tiempo, considerando los valores que se tienen actualmente y proponiendo las posibles tendencias futuras. Este trabajo de investigación presenta información histórica y presente sobre el mercado inmobiliario y la evolución del tipo de vivienda en la ciudad de Bucaramanga para los estratos cuatro y cinco, un análisis de la actividad edificadora de los estratos de estudio, donde se hace una comparación con ciudades capitales que posiblemente tienen condicionamientos similares (Medellín y Cúcuta), y además se presentan algunas perspectivas futuras del sector inmobiliario de Bucaramanga para los estratos 4 y 5.
dc.description.abstractenglish	This research work presents an analysis of the real state sector in Bucaramanga for stratas 4 and 5, considering antecedents, state that is currently the sector and evolution that have taken the type of housing over time. The study was realized using information available in the database of the National Administrative Department of Statistics (DANE), the Colombian Chamber of Construction (CAMACOL), and other sources; additionally of the results obtained of a survey applied to a sample of constructions companies of the city by authors, with the purpose to determine the factors that exert a major impact on the field of construction and on the final price of the housing units, and so establish a behavior of the price in time, considering the values that are currently had and proposing possible future trends.This research presents historical and current information of the real state market and evolution of type of housing in Bucaramanga for stratas 4 and 5, an analysis of the building activity of the stratas studied where a comparison is made with capital cities that possibly have similar constraints (Medellín and Cúcuta), further it presents some future perspectives of real state sector on Bucaramanga for stratas 4 and 5.
