dc.description.abstract	La inmobiliaria Esteban Ríos S.A.S, prestigiosa Agencia Inmobiliaria con más de medio siglo de experiencia en administración de finca raíz en el área metropolitana de la ciudad de Bucaramanga, brinda a la práctica jurídica y empresarial ejecutada, el espacio idóneo para conocer de primera mano la aplicación y el ejercicio del derecho frente a las nacientes relaciones contractuales derivadas de la representación y gestión de uno varios negocios de interés para las partes, al igual que las responsabilidades que dicho acuerdo de voluntades acarrea. Vinculando entre los ya citados, propiedades con calidades determinadas que requieren un análisis y estudio adicional, siendo estos los vinculados al régimen de propiedad horizontal. Incluyendo así a una persona jurídica que representará los intereses de la copropiedad limitando eventualmente libertades y derechos de los sujetos vinculados a la relación descrita. Es por lo anterior que el apoyo jurídico en mención determinó e individualizó las problemáticas o cambios novedosos provenientes de dicho régimen, al igual que los derechos y deberes relacionados al contrato de mandato suscrito que permitió el nacimiento a dicha relación tripartida entre beneficiario administrador y propietario, manejada a lo largo de los años por las agencias inmobiliarias, siendo el caso concreto el de la Inmobiliaria Esteban Ríos S.A.S, brindando así a esta última herramientas adicionales para optimizar la actividad económica ejercida de la mano de los presupuestos legales para generar un resultado y beneficio total para las partes vinculadas. 2
dc.description.abstractenglish	Real estate agent Esteban Rios SAS, a prestigious Real Estate Agency with more than half a century of experience in real estate management in the metropolitan area of Bucaramanga, offers legal and business practice the ideal space to know firsthand the application and the exercise of the right in front of the nascent contractual relations derived from the representation and management of a number of businesses of interest to the parties, as well as the responsibilities that this agreement of will entails. Linking between those already mentioned, properties with determined qualities that require an additional analysis and study, these being those linked to the horizontal property regime. thus including a legal entity that will represent the interests of the joint ownership, eventually limiting the freedoms and rights of the subjects related to the relationship described. It is for the above that the juridical support in question determined and individualized the problems or new changes coming from said regime, as well as the rights and duties related to the contract of mandate subscribed that allowed the birth to this tripartite relationship between beneficiary - administrator and owner , handled over the years by the real estate agencies, being the concrete case the Real Estate Esteban Rios SAS, thus providing the latter with additional tools to optimize the economic activity exercised by legal budgets to generate a result and total benefit for the related parties. 4
