dc.description.abstract	La construcción de parques industriales que se ajusten a las necesidades de las empresas y de las regiones ha tomado fuerza en los últimos años en el país, Santander es uno de los departamentos con gran cantidad de empresas y desarrollo de nuevos proyectos. En el presente documento se consigna un plan de negocios para la construcción de un nuevo parque industrial en chimita Santander, el cual es una nueva línea de negocios de la empresa COLVENTAS S.A que estará dedicado al arrendamiento de bodegas para almacenamiento y procesos industriales, buscando el desarrollo de la región y ofreciéndole una posible solución a la necesidad de reubicación de varias empresas de Bucaramanga y su área metropolitana. Para el desarrollo del proyecto se contemplan las investigaciones de antecedentes históricos sobre parques industriales, el comportamiento del sector a nivel mundial, nacional y local al que pertenecerá la nueva línea de negocio, el análisis de los sectores del mercado objetivo. Además se consignan los resultados de la investigación de mercados que provee información para hacer la estimación de la demanda y en consecuencia el mercado potencial. Al mismo tiempo es necesario realizar un estudio técnico donde se muestren las especificaciones técnicas y tecnológicas del parque, así como las especificaciones de la prestación de sus servicios. Asimismo se propone una idea Organizacional y análisis estratégicos para el desarrollo del parque. Y finalmente se consigna un análisis financiero el cual dará soporte a la viabilidad de la nueva línea de negocios.
dc.description.abstractenglish	The construction of industrial parks that adjust to the needs of the companies and of the regions has taken strength in the last years in the country; Santander is one of the departments with big quantity of companies and development of new projects. This document contains a business plan for the construction of a new industrial park in Chimita Santander, which is a new line of businesses of the company COLVENTAS S.A that will be devoted to the lease of cellars for storage and industrial processes, looking for the development of the region and offering a possible solution to the need of relocation of several companies of Bucaramanga and its metropolitan area. The project begins with the description of the investigations of industrial parks historical antecedents, the behavior of the sector to world-wide, national and local level that will belong to the new line of business, the analysis of the sectors of the objective market. Besides the project estigation that caters information to estimate demand technical and technological specifications of the park, as the specifications of the services provision. The project continues with a proposition of an Organizational structure and a strategic analysis for the development of the park. Finally the project ends with a financial analysis which will give support to the feasibility of the new line of businesses.
