dc.description.abstract	El Municipio de Lebrija cuenta con lugares de esparcimiento como bares, cafeterías, y discotecas, pero no hay un sitio que integre los tres servicios en un sólo lugar. El presente proyecto tiene como objetivo ayudar a la población Lebrijense, brindándole un lugar de sano esparcimiento donde pueden disfrutar de los servicios de café-bar, karaoke, y discoteca distribuidos entre los tres pisos que tiene el edificio donde funcionará la empresa. En el estudio de mercados se identificó la disposición de usar estos servicios (93,41% de la población objetivo) y una demanda insatisfecha de 344.172 personas/año. En el estudio técnico se logró definir la capacidad instalada anual en 119.096 personas atendidas entre los tres servicios ofrecidos; además los recursos necesarios entre ellos el edificio de tres pisos. La empresa se constituirá como una sociedad de responsabilidad limitada. El estudio financiero muestra una inversión necesaria de $248.362.463 que es aportada por las autores del proyecto y por nuevos socios. En la evaluación del proyecto se demostró que los impactos ambientales son mínimos, que el impacto social es positivo porque genera 20 fuentes de empleo nuevas, lo que ayuda al desarrolló de la región; el flujo neto de caja permite demostrar que la TIR es favorable (15,02%) superando la tasa de oportunidad, el VPN es positivo ($26.525.569), y las razones financieras muestran que el proyecto es viable, y rentable.
dc.description.abstractenglish	The city of Lebrija has recreational facilities such as bars, cafes, and nightclubs, but there is not a place that integrates all three services in one. This project´s goal is to provide a leisure establishment for the people in Lebrija, creating a three floor building that will share space between the company´s office and some other rooms where the visitors can enjoy healthy recreation services such as coffee-bar, karaoke, and a disco ballroom. In market research we identified the population´s willingness to use these services (93.41% of the target population) and an unmet demand for 344,172 people / year. After a technical study among 119,096 people who used at least one of three services offered above, we were able to define the annual installed capacity, and the necessary resources needed, including the three-story building. The company was established as a limited liability company. The financial study shows a necessary investment of $248,362,463 which is provided by the authors of the project and new partners. The evaluation of the project showed that the environmental impacts are minimal, the social impact is positive because it generates 20 new sources of employment, which helps the development of the región, the net cash flow can prove that the TIR is favorable (15.02%) surpassing the chance rate, the VPN is positive ($26,525,569), and the financial ratios show that the project is viable and profitable.
