dc.description.abstract	El estudio de factibilidad tiene como propósito evaluar la viabilidad de crear un espacio de coworking en la ciudad de Bucaramanga, una zona con creciente actividad empresarial, emprendimiento y demanda por espacios flexibles de trabajo. En los últimos años, el modelo de coworking ha tomado fuerza debido al incremento del trabajo independiente, remoto y de pequeñas empresas que requieren ambientes colaborativos y servicios compartidos a costos accesible; de igual forma, determinar las condiciones y parámetros que debe tener el proyecto para el desarrollo satisfactorio de los objetivos misionales, logrando satisfacer las necesidades del nicho de mercado y un rápido posicionamiento en el mercado. El proyecto comprende cinco estudios principales: Mercados, Técnico, Administrativo y Financiero, que determinan su factibilidad, para el desarrollo del proyecto se emplearon fuentes tanto primarias como secundarias que junto con los métodos de investigación permiten el estudio y la interpretación de los datos. De igual forma, a través de la encuesta aplicada se logró identificar la demanda efectiva existente para el servicio, siendo de 663.334 horas anuales, la cual permite hacer una proyección de la demanda en los próximos 5 años, desarrollando estrategias que logren atraer más clientes e implementar acciones administrativas que permitan acceder a nuevos mercados. El proyecto tendrá una capacidad utilizada y proyectada traducible a 63.000 horas anuales representando una demanda reservada. Además, se define la estructura, localización de la planta y capital humano para la puesta en marcha. Según el estudio financiero y análisis económico se pudo identificar una inversión estimada de $148.115.450 y mostrando buenos indicadores, tasa interna de retorno de 25,03% y un valor presente neto de $6.494.243 siendo un emprendimiento viable.
dc.description.abstractenglish	The purpose of this feasibility study is to evaluate the viability of creating a coworking space in the city of Bucaramanga, an area with growing business activity, entrepreneurship, and demand for flexible workspaces. In recent years, the coworking model has gained traction due to the increase in freelance work, remote work, and small businesses that require collaborative environments and shared services at affordable costs. The study also aims to determine the conditions and parameters the project must meet for the successful development of its mission objectives, satisfying the needs of the target market and achieving rapid market positioning. The project comprises five main studies: Market, Technical, Administrative, and Financial, which determine its feasibility. Both primary and secondary sources were used for the project's development, and these, along with research methods, allow for the study and interpretation of the data. Similarly, the survey identified the existing effective demand for the service at 663,334 hours per year, allowing for a projection of demand over the next five years. This will inform the development of strategies to attract more clients and the implementation of administrative actions to access new markets. The project will have a utilized and projected capacity of 63,000 hours per year, representing reserved demand. Furthermore, the structure, plant location, and human capital required for implementation have been defined. According to the financial study and economic analysis, an estimated investment of $148,115,450 was identified, showing positive indicators: an internal rate of return of 25.03% and a net present value of $6,494,243, indicating a viable venture.
