dc.description.abstractLa presente investigación pretende ser evidencia de la experiencia académica del autor como generador de emprendimiento, aportando al bienestar de los habitantes de la ciudad de Bucaramanga dando solución a una necesidad social relacionada con la mejora y acondicionamiento de edificaciones a sistemas sostenibles y amigables con el medio ambiente. Se busca realizar un acertado enfoque sobre la creación de una empresa de servicios mediante una estimación de la situación actual del sector en la ciudad, caracterización del mercado oferente, identificación de variables y niveles de comercialización, definiendo adecuados volúmenes de ventas con una investigación exploratoria y descriptiva, empleando como fuente primaria la encuesta y como fuente secundaria el DANE, la Cámara de Comercio e Internet. Se presentan seis capítulos: primer capítulo de Generalidades, se describen antecedentes del sector y marcos de referencia; el segundo capítulo corresponde al Estudio de mercados describiendo el producto, mercado potencial y objetivo, estudio de la demanda y de la oferta, canal de comercialización, precio, publicidad y promoción, demostrando que el 58% de la población estaría interesada en contratar los servicios ofrecidos por la empresa. El tercer capítulo corresponde al Estudio técnico, se identifica el tamaño del proyecto equivalente a 100 servicios mensuales, localización e ingeniería del proyecto; el cuarto capítulo presenta el Estudio administrativo y legal en el cual se describe la constitución jurídica y estructura organizacional de la empresa; el quinto capítulo presenta el estudio financiero en el cual se detallan las Inversiones, capital de trabajo, costos, presupuestos, punto de equilibrio, flujo de caja, estado de resultados y balance general y en el último capítulo se presenta la evaluación del proyecto detallando el impacto social, ambiental y financiero, presentando una tasa de retorno del 26.35% anual, mostrando la viabilidad financiera del proyecto.
dc.description.abstractenglishThis research aims to be evidence of the academic experience of the author in generating entrepreneurship, contributing to the welfare of the population of Bucaramanga city, giving solution to a social need related to the improvement and upgrading of buildings, into sustainable and friendly environmental systems. It is intended to make a successful approach to the creation of a service company taking into account an estimate of the current situation of the sector in the city, characterization of the supply market, identification of variables and levels of marketing, defining adequate volumes of sales by an exploratory and descriptive research using surveys as a primary source, and a secondary source DANE, Camara de Comercio and the Internet. There are six chapters in this paper: the first one refers to general issues in which some background from the sector and reference frameworks are described; the second chapter refers to the marketing research which describes the product, the potential and objective market, the demand and supply study, advertising and promotion, demonstrating that the 58% of the population would be interested in hiring the services offered by the company. The third chapter corresponds to the technical study in which it is identified the size of the project, corresponding to 100 monthly services and the localization and engineering of the project. The fourth chapter refers to the administrative and legal study, in which it is described the legal constitution and organizational structure of the company; the fifth chapter presents the financial study where investments, working capital, balance point, cash flow, income statement and the balance sheet are detailed. And the last chapter refers to the project evaluation, in which the social, environmental and financial impact is detailed, showing a rate of return of 26.35% per year, demonstrating that the project is financially viable.
