dc.description.abstractPara garantizar el éxito en la gestión de una obra de construcción es fundamental cumplir con los objetivos y alcances del proyecto, controlar los recursos y el tiempo de duración de las actividades con respecto al cronograma de obra. Por lo tanto, es imprescindible la supervisión y control del personal en la ejecución de la construcción, dirigiendo las acciones que deben desarrollar y haciendo toma de decisiones para las necesidades que se manifiestan. Este documento presenta los resultados de la práctica empresarial llevada a cabo en el área de gestión y control de obras civiles de la constructora Coral Constructores, dando apoyo en la planificación y ejecución de las actividades de la etapa obra negra-gris desarrolladas en el proyecto Milán Condominio, coordinando de acuerdo con el cronograma de obra y teniendo en cuenta la ruta crítica, además de hacer seguimiento de obra con la revisión y realización de informes diarios de los avances obtenidos en la construcción, velando porque se realizara con una excelente calidad y en los tiempos establecidos. También se realizó apoyo en el control de los costos generados en cada actividad de la obra negra-gris de la edificación, cuantificando las cantidades por medio de metodología BIM y rectificándolas con lo planteado en los análisis de precios unitarios (APU) del presupuesto general. Finalmente, se contribuyó en la realización de cortes de obra para pagos de mano de obra y con la cotización de materiales y equipos.
dc.description.abstractenglishTo guarantee the success in the management of a construction work, it is essential to comply with the objectives and scope of the project, to control the resources and the duration time of the activities with respect to the work schedule. Therefore, it is essential to supervise and control the personnel in the execution of the construction, directing the actions to be developed by the personnel and making decisions for the needs that arise. This document presents the results of the business practice carried out in the area of management and control of civil works of the construction company Coral constructors, giving support in the planning and execution of the activities of the black-gray work developed in the Milán Condominium project, coordinating according to the work schedule and taking into account the critical route, in addition to monitoring the work with the review and daily reports of the progress made in the construction, ensuring that it was done with excellent quality and on time. Support was also provided in the control of the costs generated in each activity of the black-gray work of the building, quantifying the amounts through BIM methodology and rectifying them with what was proposed in the unit price analysis (APU) of the general budget. Finally, we contributed to the preparation of work cuts for labor payments and with the quotation of materials and equipment.
