dc.description.abstract	Las nuevas tendencias en métodos de administración y la necesidad de optimizar procesos de toma de decisiones a la hora de administrar un activo han llevado a la industria de la construcción y de la ingeniería a buscar herramientas que satisfagan estas necesidades, por lo cual esta investigación busca establecer qué requisitos de información son necesarios para la gestión de edificaciones, tomando como objetivo principal, establecer dichos requisitos usando herramientas como modelos BIM 7D y formatos de intercambio de información como el estándar COBie. Para cumplir con el objetivo se realizó una investigación teórica y se realizó un caso de estudio de con el fin de tener un ejercicio de aplicación de lo investigado. Además, se realizaron una entrevista y una visita de campo para recolectar información, se generó un modelo BIM y se generaron las hojas de cálculo COBie para el caso de estudio. Así, se obtuvieron como resultados: el establecimiento de las necesidades de la empresa, los requerimientos mínimos exigidos por el estándar, un modelo BIM 7D del activo institucional, y se plateó un algoritmo para gestionar los activos con base en las tecnologías y COBie como herramienta de toma de decisiones. Finalmente, se concluye que la satisfacción de necesidades se encuentra limitada por el nivel detalle de la información contenida en el modelo BIM 7D, la importancia de gestionar y organizar la información, con base en los requerimientos de aplicación del estándar COBie al realizar el modelado, y resalta la importancia de los modelos BIM 7D como herramienta de centralización de información para la gestión de los activos. Por último, se recomienda que se profundice en temas como el uso de modelos BIM para la estimación de costos de actividades de operación y mantenimiento, costos de cambio de distribución y generación de manuales operativos.
dc.description.abstractenglish	New trends in management methods and the need to optimize time in decision-making process when managing an asset have led the construction and engineering industry to look for tools to fulfill these needs which is why this research aim to establish what information requirements are necessary for the management of buildings. The main objective is to establish these requirements using tools such as 7D BIM models and information exchange formats such as the COBie standard. To meet the objective, a theoretical investigation was carried out in conjunction with a case study to have an applied exercise. Additionally, an interview and a field visit were done to collect information as basis of a 7D BIM model to generate COBie spreadsheets for the case study. Thus, the following results were obtained: the establishment of the needs of the company, the minimum requirements demanded by the standard, a BIM 7D model of the institutional asset, and an algorithm to manage the assets based on BIM technologies and COBie standard as a decision-making tool. Finally, it is concluded that the satisfaction of needs is limited by the level of detail of the information contained in the BIM 7D model, the importance of managing and organizing the information, based on the application requirements of the COBie standard when modeling, and highlights the importance of 7D BIM models as a tool for centralizing information for asset management. Lastly, it is recommended to delve into topics such as the use of BIM models to estimate the costs of operation and maintenance activities, cost of changes in building spaces distribution and the production of operating manuals.
