dc.description.abstractEsta investigación abordo el tema de oportunidad de negocio que existe hoy en día en el sector inmobiliario que se viene presentando en el Área Metropolitana de Bucaramanga, debido al interés que existe en las personas en realizar inversiones que permitan valorizar su capital y no generar pérdida del dinero invertido en este importante sector. El objetivo principal de la investigación fue realizar un estudio de prefactibilidad, para la creación de un Centro de Servicios Inmobiliarios en el Área Metropolitana de Bucaramanga. Se planteo una metodología de investigación con enfoque descriptivo aplicado al estudio de mercado, estudio técnico y estudio financiero que permitan sustentar la toma de decisiones de inversión en esta oportunidad de negocio. De acuerdo con el estudio de mercado se valida la posibilidad comercial del negocio en el Área Metropolitana de Bucaramanga teniendo en cuenta el análisis del comportamiento y proyección de las variables del mercado, un análisis de la oferta y la demanda del negocio y un análisis de comercialización del negocio teniendo en cuenta el tamaño del mercado objetivo. El estudio técnico permitió determinar los aspectos técnicos y características de operación del centro de servicios inmobiliarios, identificando la localización, tecnología necesaria, las inversiones y costos del proyecto. Por último, El estudio financiero permitió determinar los ingresos, costos y gastos asociados al periodo de funcionamiento del proyecto, realizando una evaluación financiera y un análisis de sensibilidad mediante el cual se válida la posibilidad rentable del negocio en el Área Metropolitana de Bucaramanga.
dc.description.abstractenglishThis research addressed the issue of business opportunity that exists today in the real estate sector that has been presented in the Metropolitan Area of Bucaramanga, due to the interest that exists in people to make investments that allow them to value their capital and not generate loss of money invested in this important sector. The main objective of the research was to conduct a pre-feasibility study, for the creation of a Real Estate Services Center in the Metropolitan Area of Bucaramanga. A research methodology was proposed with a descriptive approach applied to market study, technical study and financial study that support investment decision making in this business opportunity. According to the market study, the commercial possibility of the business in the Metropolitan Area of Bucaramanga is validated Taking into account the analysis of the behavior and projection of the market variables, an analysis of the supply and demand of the business and a marketing analysis of the business taking into account the size of the target market. The technical study made it possible to determine the technical aspects and characteristics of operation of the real estate service center, identifying the location, necessary technology, investments and costs of the project. Finally, the financial study allowed to determine the income, costs and expenses associated with the period of operation of the project,performing a financial evaluation and sensitivity analysis through which the profitable possibility of the business is validated in the Metropolitan Area of Bucaramanga.
