dc.description.abstractLa alta informalidad en las transacciones inmobiliarias que se efectúan en el municipio de San Alberto, permite identificar un riesgo para las personas que requieren realizar transacciones inmobiliarias. Por esta razón se realiza un estudio de factibilidad para la creación de una empresa prestadora de servicios inmobiliarios en el municipio de San Alberto, Cesar. La investigación adoptó en conjunto las eventualidades y reglamentos de la idea de negocio, teniendo en cuenta algunos estudios de mercado, que permitieron determinar la oferta y demanda del servicio. El estudio de carácter técnico y operativo, se precisó el tamaño y la ingeniería del proyecto, juntamente con el estudio organizacional. En el estudio económico se cuantifica la inversión necesaria y se proyectan los ingresos y egresos. En la evaluación del proyecto se identifica el impacto social, ambiental y la evaluación económica. Es un proyecto viable desde el contexto financiero, cuenta con los márgenes de ganancia y costos operacionales y es comercial de forma simultánea por la acogida de estos servicios en la sociedad, además porque existe la posibilidad de participación en el mercado, para esto se formulan estrategias de comercialización, publicidad y promoción.
dc.description.abstractenglishThe high informality in the real estate transactions that take place in the municipality of San Alberto, allows to identify a risk for people who require real estate transactions. For this reason, a feasibility study is carried out for the creation of a real estate service provider in the municipality of San Alberto, Cesar. The research jointly adopted the eventualities and regulations of the business idea, taking into account some market studies, which allowed to determine the supply and demand of the service. The technical and operational study specified the size and engineering of the project, together with the organizational study. The economic study quantifies the necessary investment and projects income and egress. The project evaluation identifies social, environmental impact and economic assessment. It is a viable project from the financial context, has profit margins and operational costs and is commercial simultaneously for the reception of these services in society, in addition because there is the possibility of market share, marketing, advertising and promotion strategies are formulated for this purpose.
