dc.description.abstract	Actualmente el sector de la construcción, mantiene altos e importantes índices de crecimiento, esto hace que exista un alto potencial de demanda para el sector inmobiliario y por ende para el servicio que ofrece el presente proyecto en materia de garantía de renta en los contratos de arrendamiento que las inmobiliarias de Bucaramanga y su área metropolitana administran. Inicialmente, se investiga las generalidades de la empresa y su normativa legal. Después se estudia el mercado actual y futuro. Luego se determina la capacidad de prestación del servicio, posteriormente, se estudia la parte organizacional de la nueva empresa, enseguida, se calcula las necesidades de capital y se hacen las proyecciones futuras. Finalmente, se evalúa el proyecto social, ambiental y financieramente. La capacidad diseñada es de 3780 contratos mensuales, la instalada de 199 contratos anuales; se hizo la descripción y el diagrama de procedimientos; se identificaron las necesidades de recursos físicos; humanos e insumos. Se constituyo la empresa según los requisitos legales; se formularon las políticas corporativas; se diseño el organigrama; la descripción, perfil y remuneración de los cargos: gerente, secretaria, mensajero y abogado. La inversión total en recursos propios es de $220.000.000 de pesos. El impacto social es positivo para socios, clientes y empleados de la empresa; por la naturaleza del servicio el impacto ambiental no es negativo. La idea es factible; se prestara el servicio de garantía de renta para los contratos de arrendamiento a través de la figura de la fianza; pues hay demanda insatisfecha; el canal de comercialización es directo; el precio es igual al de la competencia; se utilizaran estrategias de publicidad y lanzamiento de operación.
dc.description.abstractenglish	Nowadays the sector of the construction, it supports high and important indexes of growth, this does that a potential high place of demand exists for the real-estate sector and then also for the service that offers the present project, as for guarantee of payment in the rent contracts that Bucaramanga and its metropolitan area's real estate agencies administers. At the beginning, there is an investigation about the generalities of the company and his legal regulation. Later there is a study about the current and future market. Then it is determinated the capacity of the service, later, it´s studied the organizacional part of the new company, immediately, the capital needs are calculated and the future projections are done. Finally, there is evaluated the social, environmental project and financially. The capacity designed is 3780 monthly contracts, the installed capacity 199 annual contracts; there was done the description and the graph of procedures; there were identified the needs of physical resources; human beings and inputs. It was constituted the company according to the legal requirements; the corporate policies were formulated; It has been designed the flowchart; the description, profile and remuneration of the charges: manager, secretary, messenger and attorney. The total investment in own resources is $220.000.000. The social impact is positive for the company´s partners, clients and employees of the company; the environmental impact is not negative. The idea is feasible; it´s going to offer the service of guarantee of payment in the rent contracts that Bucaramanga and its metropolitan area's real estate agencies administers through the figure of the secure; because there is unsatisfied demand; the commercialization way is direct; the price is the same that the competition has; it´s going to use strategies of advertising and operation™s opening.
