dc.description.abstract	La práctica jurídica empresarial realizada en la Inmobiliaria Esteban Ríos SAS tuvo como fundamento, la identificación del desconocimiento de las normas del contrato de arrendamiento urbano y comercial que determinan las obligaciones y deberes de arrendatario y propietario, sobre las reparaciones o mantenimientos necesarios sobre el bien inmueble objeto de contrato de arrendamiento, con el propósito de analizar, proponer y llevar a cabo la modificación pertinente de los manuales de propietario y arrendatario que cumpliera con los parámetros establecidos del artículo 23 de la Ley 1480 de 2011. Con este fin, se realizó un análisis del Sistema de Gestión Inmobiliario manejado en el desarrollo de la actividad inmobiliaria con el apoyo del Área de Mantenimiento y de la Coordinación Jurídica de la empresa, quienes facilitaron toda la información necesaria, así como el tiempo y espacio para la realización de la práctica. De esta forma, se logró identificar las falencias existentes en el desconocimiento de la norma de arrendamiento tanto urbano como comercial al momento de la gestión ejecutada desde el Área de Mantenimiento para la respectiva presentación de modificaciones a los manuales de propietario y arrendatario sobre el arrendamiento de bienes inmuebles que procurara la claridad, utilidad y entendimiento del mismo.
dc.description.abstractenglish	The business legal practice carried out at Inmobiliaria Esteban Ríos SAS was based on the identification of the lack of knowledge of the rules of the urban and commercial lease contract that determined the obligations and duties of the tenant and owner, on the necessary repairs or maintenance on the real estate object of the contract lease, with the purpose of analysis, propose and carry out the relevant modification of the owner and tenant manuals that complied with the established parameters of article 23 of Law 1480 of 2011. To this end, an analysis of the Real Estate Management System managed in the development of the real estate activity was carried out with the support of the Maintenance Area and the Legal Coordination of the company, who provided all the necessary information, as well as time and space for the realization of the practice. In this way, it was possible to identify the existing shortcomings detected in the ignorance of the urban and commercial leasing norm at the time of the management executed from the Maintenance Area for the respective presentation of modifications to the owner and lessee manuals on the lease of real estate pursuing the clarity, usefulness and understanding of it.
