dc.description.abstractPara desarrollar un proyecto, la idea básica debe cumplir con una serie de fases que definirán si es conveniente llevarla a cabo. Una de las etapas más importantes de este camino es la Prefactibilidad, la cual se puede considerar como uno de los filtros fundamentales, por contener en sus análisis fundamentos de tipo técnico y financiero. Con base en lo expresado anteriormente, el período en mención fue el aspecto en que esta investigación centró sus esfuerzos, para tratar de entenderlo mejor y hacer mas didáctico su estudio por medio de una hoja de cálculo. En la herramienta elaborada, los datos se ingresan con menús sencillos de manejar, llevando la información a cuadros pre establecidos de ventas, análisis financieros, flujos de caja, para finalmente definir los entregables: liquidaciones del lote y del proyecto. Además de lo anterior, se establece un procedimiento para realizar un estudio de prefactibilidad, se elabora un sencillo manual y se analiza en forma estadística los % de avances de obra recopilados de la experiencia de la constructora INVERSIONES LA PENINSULA LTDA., firma radicada en la ciudad de Bucaramanga, Colombia. El objetivo de la investigación es poder proporcionar una herramienta didáctica a todos los estudiantes que pretendan seguir la línea de la GERENCIA DE PROYECTOS DE CONSTRUCCION, la cual es muy importante para realizar proyectos exitosos.
dc.description.abstractenglishTo develop a project, the basic idea should fulfill a series of phases that you/they will define if it is convenient to carry out it. One of the stages but important of this road it is the Prefactibilidad, which you can consider like one of the fundamental filters, to contain in their analyses foundations of technical and financial type. With base in that expressed previously, the period in mention the aspect in that this investigation centered its efforts was, to try to understand it better and to make but didactic its study by means of a calculation leaf. In the elaborated tool, the data are entered with simple menus of managing, taking the information to squares established pre of sales, financial analysis, box flows, for finally to define the deliverable ones: liquidations of the lot and of the project. Besides the above-mentioned, a procedure settles down to carry out a prefactibilidad study, a simple manual is elaborated and it is analyzed in form statistic the %s of gathered work advances of the manufacturer's INVESTMENTS experience THE PENINSULA LTDA., it signs resided in the city of Bucaramanga, Colombia. The objective of the investigation is to be able to provide a didactic tool to all the students that seek to follow the line of the MANAGEMENT OF PROJECTS OF CONSTRUCTION, which is very important to carry out successful projects.
