dc.description.abstractEl proyecto de monografía que se presenta a continuación, tiene como objetivo principal realizar el estudio de caso de un proyecto de construcción de vivienda multifamiliar, para identificar los instrumentos de gestión del tiempo, costos y calidad utilizados, y evaluar las desviaciones presentadas entre lo planeado y lo ejecutado. En este contexto, se presentan los fundamentos teóricos de la gerencia de proyectos, enfocados principalmente en la metodología estadounidense del PMBOK® (Project Management Body Of Knowledge), desarrollada por el PMI (Project Management Institute). La exposición del caso concreto del proyecto de construcción de un edificio de vivienda multifamiliar, permite analizar prácticas generalizadas en las que comúnmente las expectativas tanto del cliente final como de los inversionistas, se ven comprometidas por eventos que son considerados imprevistos, pero que podrían contrarrestarse con la implementación del Círculo de Deming o de los procesos establecidos en el PMBOK. Esto generaría mayor confiabilidad en la entrega de un producto final de acuerdo con las condiciones inicialmente pactadas, lo cual beneficiaría la buena imagen de la empresa y por ende, el logro de los objetivos corporativos y en general, de beneficio social. Finalmente, puede evidenciarse que es vital contar con personal experimentado que pueda generar alternativas de solución a los inconvenientes tanto por deficiencias en la planeación, como por los imprevistos durante el desarrollo del proyecto; sin embargo, reviste de gran importancia contar con el apoyo de un equipo de trabajo con capacidad en el manejo de herramientas y técnicas gerenciales.
dc.description.abstractenglishThe main object of the following monograph project is to develop the case study of the building of a multi-family housing project. Our aim is to identify the means of time management, costs and quality that were used, and to assess the deviations between what was planned and what was actually executed. In this context, we present the theoretical grounds of Project™s Management focused mainly on the American methodology of the PMBOK® (Project Management Body Of Knowledge), as developed by the PMI (Project Management Institute). The presentation of the concrete case of the construction project of a building of multi-family housing allows us to analyze the general practices used in which usually the expectations of the final client, as well as of the investments, are compromised by events considered as unexpected. These events, nonetheless, could have been counteracted by the implementation of the Deming Circle, or the circle of the processes established in the PMBOK. This would generate more reliability for the final product according to the conditions agreed upon at the beginning. Furthermore, this would benefit the good will of the company, and, thus, the achievement of the corporative goals and, in general, the achievement of social benefits. Finally, it can be seen that it is essential to have people with experience able to generate alternatives to solve the problems that can occur in virtue of the deficiencies in planning as well as the unexpected events that can happen during the development of the project. Nevertheless, it is fundamental to have the support of a work team able to deal with management tools and techniques.
